SINGAPORE โ After years of criticism over property listings describing condominiums as being "walking distance" from MRT stations located somewhere beyond the visible horizon, one veteran property agent has finally settled the matter by clarifying that every MRT station in Singapore is technically within walking distance.
"Can you walk there?" asked property agent Bernard Lim, shrugging. "Then it is walking distance."
Lim explained that many buyers had misunderstood the industry term, mistakenly believing it referred to convenience rather than the mere physical possibility of locomotion.
"The problem is expectations," he said. "People hear 'walking distance' and somehow think five minutes. That's on them."
According to Lim, the definition has always been straightforward.
"If you eventually arrive by walking, I have not lied."
The Council of Property Professionals later released an educational guide categorising walking distances into several recognised industry standards:
Ultra Walking Distance: Under 5 minutes.
Walking Distance: Under 20 minutes.
Extended Walking Distance: Around 35 minutes.
Lifestyle Walking Distance: Long enough to appreciate nature.
Character-Building Walking Distance: One MRT station away.
Investment Walking Distance: You'll thank yourself in ten years.
Industry insiders insist buyers should instead focus on intangible benefits.
"That 40-minute walk every morning is basically free gym membership," explained another agent. "You save on transport, gym fees and healthcare all at once."
Property developers have reportedly embraced the clarification.
One upcoming launch now advertises itself as being "walking distance to Orchard Road, Marina Bay Sands and, with sufficient determination, Malaysia."
Meanwhile, transport experts welcomed the announcement, noting it could significantly improve Singapore's walkability statistics overnight.
At press time, a visibly exhausted man was reportedly seen crawling into Bishan MRT station after completing what his property brochure had confidently described as a "pleasant eight-minute walk."
